Context
The urgent need to tackle climate change is forcing us all to take action, and this is reflected in a range of obligations, particularly in the housing sector. The National Low Carbon Strategy logically sets decarbonisation targets for a sector that accounts for 10% of greenhouse gas emissions in France. In 2021, this will represent 48 million tonnes of CO2 equivalent per year for the residential sector.

In this approach, which is supported by the players in the sector, and in particular social landlords, who are good students of the ecological transition, there are several important points to bear in mind:
Emissions linked to the operating phase are twice as high as those linked to the construction and renovation phases. The biggest emitters in collective and individual housing are heating and domestic hot water consumption
To take effective action, we also need to understand what the best levers are. So we need to be able to draw on data to analyse solutions and performance. We need to be able to monitor the results of choices made and policies implemented over the long term.
Acting on the building itself is necessary, but acting on the way it is used is just as important. For 10 years, OGGA has been supporting property developers and landlords on the road to decarbonisation through a number of levers
- Ensuring that individual heating schedules are optimised to achieve significant savings in energy consumption: a 15% to 25% reduction in heating consumption is achieved in this way
- Supervising collective boiler room operations to ensure that they are efficient and therefore consume less energy
- Measure consumption reliably and continuously to ensure that targets are met.
Eco Touch, an automatic energy management system, enables self-programming of the heating system. With an average saving of 20%, this represents more than 300 kg of CO2 equivalent saved per year per home.
With 15,000 homes equipped, that’s 45,000 TCO2eq saved over 10 years!
